Step 1: In-home consultation

A consultant will visit your home, do a walk through, provide you valuable documentation on how to start an Airbnb, and advise you on how to make your Airbnb a 5 Star Listing! We are based in Atlanta but you can also inquire about our phone consultation.

Step 2: Furnish and Stage

Furnished:

For those that have a furnished property, we may need to buy a few items like linens or a coffee maker. We will discuss what needs to be purchased at the in-home consultation (Step 1). 

Unfurnished:

We specialize in every step of the Airbnb set up and decorating process – we always keep the guest comfort in mind, and help to create comfortable and welcoming homes. ( a 50% deposit is requested before starting these services.)

Step 3: Photograph Your Home

 Our professional team will be taking well-lit, high resolution photos of your home. We’d be focusing on a combination of natural soft lighting and professional studio lights. Showcasing many different wide angles to get the possible image of your Airbnb listing.

Step 4: Create Listing(s)

Next we’re on to creating the listing. Do you want to do whole house? Room by Room? We want to ensure that you are getting booked as often as possible, so you can make the most money possible. The listing will highlight, all the main attractions in the area! And everything that makes your neighbor & home a lovely place to stay. Each listing and location is customized for you property

Step 5: On-going management

We can get you all the way up to this point where you can operate a full functional Airbnb property. If you need further help OpenDoor Rental can manage the whole short-term rental hosting experience for you!

End-to- End Management: Our rates for comprehensive management range from 10-25% of the nightly rate, depending on how involved you as the owner want to be. Our services include: full Airbnb turnover, restocking amenities, meeting with maintenance, and full guest communications.

Airbnb-to-Rent: Instead of collecting earnings throughout the month and being affected by seasonality, this is an opportunity to be paid a premium rent for your furnished home on the first of the month. The monthly rent for this 3-month to 12-month lease is determined through discussion and looking at comparable property rents.
